Winter-Proofing Your Garage Door: A Westminster Checklist

A practical checklist for getting your garage door ready for Southern California's rainy season, with extra notes for coastal salt air and older openers.

Rule of thumb: if your garage door hasn't had a real look since spring, give it a full once-over before the first heavy rain hits Orange County. That's usually enough for most homes. The exceptions are coastal properties closer to Seal Beach or Huntington Beach, where salt air speeds up corrosion year-round, and homes with doors older than 15-20 years that may also be due for seismic bracing. Those situations call for a closer inspection now rather than waiting.

After a long dry season of dust, heat, and the occasional wildfire smoke haze, garage doors in this area tend to accumulate grit in places you can't see — tracks, rollers, hinges — right before winter rain arrives and turns that dust into grime. Here's what actually matters to check before the rainy months set in.

1. Clear Out Dry-Season Buildup First

Dust and fine debris from summer settle into the track channels and roller bearings. Before you lubricate anything, wipe down the tracks with a damp cloth and vacuum out the corners where the door meets the frame. Lubricating over a layer of grit just turns it into paste, which adds friction instead of reducing it.

2. Lubricate Moving Parts

Once everything is clean, apply a silicone-based garage door lubricant (not WD-40, which attracts dust) to the hinges, rollers, and the spring itself. Do this now so moving parts aren't fighting rust and friction once winter rain and humidity move in. Skip plastic or nylon rollers — they don't need lubrication and oil can actually degrade them.

3. Check the Weatherstripping

The rubber seal along the bottom of the door and the vinyl stops along the sides keep rain, wind-driven moisture, and drafts out of the garage. Cracked, flattened, or torn weatherstripping lets water pool at the base of the door, which can warp wood doors or rust steel ones over a winter of repeated rain. If you can see daylight under the door when it's closed, it's time to replace the seal.

4. Test the Balance and Listen for Changes

Disconnect the opener (pull the release cord) and lift the door manually halfway. It should stay in place on its own. If it drifts down or shoots up, the springs are compensating poorly for the door's weight, and winter cold can make brittle springs more likely to snap under tension. A door that's suddenly louder, slower, or jerkier than it was in summer is often telling you the same thing.

5. Inspect for Rust, Especially Near the Coast

Salt air works on metal even miles inland on breezy days, but it's most aggressive on hardware closest to the coast. Look at the hinges, spring coils, and bottom brackets for surface rust. A light coat of lubricant helps, but flaking or pitted rust on a spring is a sign it's weakening from the inside, not just the outside.

6. Confirm the Opener and Backup Battery Work

Winter storms bring power blips. If your opener has a battery backup, test it now by unplugging the unit and running the door on battery power alone. If you don't have a backup system, this is a reasonable time to consider adding one, since a dead opener during a storm usually means manually hauling a heavy door open in the rain.

7. Think About Insulation If the Garage Is Attached

For attached garages, an insulated door helps keep the space — and anything stored or parked in it — more stable through cold, damp mornings and reduces how much that cold transfers into adjoining rooms. If you're not ready for a full door replacement, even adding weatherstripping and sealing gaps around the frame makes a noticeable difference.
